Rules and Regulations for Residents, Guests & Visitors

As requested at the annual meeting in January (Condensed Version | Jan.04)

GARBAGE & CLEANING

  1. Keep tools, equipment and junk out of sight.
  2. Abandoned vehicles are not allowed.
  3. Garbage must be wrapped and put in closed containers at your house, or will not be picked up.
  4. Debris and other refuse (i.e. construction waste) must be kept out of sight.
  5. Violation of these rules will result in the Administrator removing such items at the expense of the property owner.

LIGHTS, SOUNDS & SMELLS

  1. Offensive lights, sounds (i.e. loud music, yelling, or dogs barking) and smells are not allowed. Remember that this is a Residential area.
  2. Any complaint will result in a visit by Security or Police.

VEHICLES

  1. Free traffic to this neighborhood is restricted.
  2. Loud, polluting and offensive vehicles are not allowed.
  3. Boats, trailers, campers, heavy trucks or any other recreational vehicles are not allowed to park permanently anywhere in this neighborhood.
  4. Buses and/or any vehicles over 5 tons are not allowed, except for authorized construction and moving trucks.
  5. Anyone caught driving drunk, speeding or causing destruction to property might be restricted from entering neighborhood.
  6. The speed limit is 20 KILOMETERS PER HOUR (THIS INCLUDES TAXIS).
  7. Parking is allowed ONLY in the off street parking space that must be provided by each home and/or condominium. Be courteous, don???t park in front of your neighbors or block the traffic. Call Security.
  8. Violations may result in police fines and restricted from entering the neighborhood.

ACCESS TO FASE I

  1. Access is allowed only through the gate/check point.

PETS

  1. 2 Pets per household are allowed.
  2. Pets must be kept on a leash and waste must be picked by owner.
  3. Pets must be vaccinated and legally registered by the city.
  4. Pets will not be allowed in this neighborhood if they disturb others with offensive noises, smells, danger or illness.
  5. Pets are not allowed on the beach. (Enforced by City).
  6. Pets off leash and/or strays may be picked up by the city of Playa del Carmen.

LAUNDRY

  1. You can't hang anything visible from the street or other neighbors this includes BEACH TOWELS on the balconies.
  2. The Administrator of Playacar Fase I is obligated to enforce the rules of this neighborhood. Owners are invited to report any of these violations to the Administrator or to Playacar Security.
